Terms of Service

By creating an account or using Subscapes (the "Platform"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree, do not use the Platform.

You must be at least 18 years old to use Subscapes. By creating an account, you represent that you meet this requirement.

Subscapes is a connection platform. We help hosts and renters find each other for short-to-medium term sublets. We are not a broker, escrow service, payment processor, landlord, or party to any agreement between hosts and renters.

All sublet agreements and payments occur directly between users. Subscapes is not responsible for resolving disputes, enforcing agreements, or guaranteeing any user's identity, conduct, or property condition.

You're responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. Notify us immediately of any unauthorized use.

You agree to provide accurate, current information about yourself, your listing (if hosting), and your stay intent (if renting). Misrepresenting any of this is grounds for account suspension.

You agree not to: harass, threaten, or discriminate against other users; post false, misleading, or unlawful content; impersonate anyone; collect other users' data without their consent; reverse engineer or interfere with the Platform; or use the Platform for any illegal purpose.

We may remove content or suspend accounts that violate these rules, with or without notice.

Hosts represent that they have the legal right to sublet the property — including, where required, the landlord's written consent under New York Real Property Law §226-b or equivalent state law. Misrepresenting your right to sublet is a violation of these Terms and may expose you to legal liability outside of Subscapes.

Renters acknowledge that visiting a property in person (or via verified live video) is the only way to confirm it matches the listing. Subscapes does not inspect listings or guarantee their accuracy.

Subscapes does not process or escrow payments. Hosts and renters arrange payment directly between themselves using their preferred method (Zelle, Venmo, ACH, etc.).

We strongly recommend that no money change hands until both parties have signed an Agreement of Intent through the Platform and both have verified the unit. Subscapes is not liable for fraud, wire theft, or payment disputes that occur outside the Platform.

The Agreement of Intent template provided through Subscapes is a starting point, not legal advice. For a fully binding lease — especially in rent-stabilized units or where local law imposes additional requirements — consult a licensed real-estate attorney.

Subscapes is not a party to any Agreement of Intent and has no obligation to enforce it.

We may suspend or terminate your account at any time for violations of these Terms, suspected fraud, or to protect other users. You may delete your account at any time from your profile settings.

The Platform is provided "as is" without warranties of any kind. To the maximum extent permitted by law, Subscapes is not liable for any indirect, incidental, or consequential damages arising from your use of the Platform.

Nothing in these Terms limits liability that cannot be limited under applicable law.

We may update these Terms from time to time. Material changes will be communicated through the Platform or by email. Continued use after changes constitutes acceptance.
